From our Mayfair headquarters, we are expanding our London residential sales team and are hiring an experienced Sales Negotiator to drive revenue in prime central London.
Role: Sales Negotiator, Residential Sales (full-time, permanent, office-based in Mayfair W1 with PCL coverage).
Package: Competitive base salary (dependent on experience) + uncapped commission on completed transactions.
Reporting to: Sales Director

You will own relationships, drive instructions and manage the full Letting cycle across Mayfair, Knightsbridge, Belgravia, St James's, Marylebone and wider PCL – supported by an international network of offices in Jordan, Türkiye, Qatar, Spain, Dubai and beyond.
£30,000 - £35,000.

TAJ Real Estate is seeking an experienced and detail-oriented Lettings Negotiator to join our residential lettings team at our Mayfair headquarters. This is a significant opportunity for a lettings professional who excels at building long-term landlord relationships, managing premium portfolios, and critically generating their own business through an established network and proactive new business development.
You will be responsible for managing and growing a portfolio of prime central London rental properties, from landlord acquisition and property marketing through to tenancy negotiation, move-in, and renewals. You will work with discerning landlords, international tenants, corporate relocation clients, and returning tenants from TAJ’s global network.
This is a business generation role. You are expected to bring your existing landlord relationships, professional contacts, and portfolio connections to the table, and to continuously grow your portfolio through proactive outreach, networking, and new business efforts. We provide the brand, the Mayfair address, and the international reach, you provide the drive, the relationships, and the commercial initiative to build a portfolio of real value.
Our portfolio is curated, our service is bespoke, and our landlords expect long-term, trust-based relationships with the negotiator managing their assets. We are looking for someone who understands that distinction and takes genuine pride in portfolio management as a professional discipline.

Full-time, permanent Lettings Negotiator role based in our Mayfair W1 headquarters.
Residential Lettings focus across prime central London sub-markets.
End-to-end responsibility: valuation, instruction, marketing input, viewings, negotiation and progression.
Direct reporting line to the UK Directors
Uncapped commission structure linked to your completed transactions.
You will be accountable for originating, managing and closing residential sales transactions across Mayfair and wider prime central London. Key areas of responsibility include:
Leverage your existing industry contacts and landlord relationships to secure new instructions and expand your managed portfolio..
Prepare and market rental properties to the highest standard, including professional photography, floor plans, and listing descriptions.
Arrange and conduct property viewings, presenting properties professionally and answering tenant enquiries with confidence.
Negotiate tenancy terms between landlords and prospective tenants, ensuring fair outcomes that protect client interests and comply with legislation.
Identify and pursue new landlord acquisition opportunities through personal contacts, property investor networks, and professional connections.
Maintain accurate and up-to-date records within the company CRM and property management systems, ensuring full compliance with data protection and regulatory requirements.
Represent TAJ Real Estate at industry events, landlord forums, and networking functions to grow your professional network and generate new instructions.
Provide regular pipeline reports, new business activity updates, portfolio performance data, and revenue forecasts to senior management.

This opportunity is designed for an experienced Sales Negotiator who can operate independently, build trust quickly and deliver results in the prime central London market.
A minimum of 3 year's experience as a Lettings Negotiator, Senior Lettings Negotiator, or similar role within residential lettings.
Demonstrable track record of portfolio growth, landlord acquisition, landlord retention, and consistent letting performance.
Proven ability to generate business independently through personal networks, existing landlord relationships, and proactive new business development — not solely reliant on company-provided leads or portal enquiries.
An established professional network of landlord contacts, property investors, or industry connections within the London rental market that you can actively leverage to grow your portfolio.
Strong working knowledge of the London rental market, with particular emphasis on prime central London (PCL) locations and rental values.
Thorough understanding of current lettings legislation including the Tenant Fees Act 2019, deposit protection requirements, right-to-rent obligations, EPC regulations, gas safety (CP12), and EICR requirements.
Excellent negotiation skills with the ability to balance landlord and tenant interests while achieving commercially sound outcomes.
Outstanding verbal and written communication skills — articulate, professional, and responsive at all times.
Proven ability to build and sustain long-term landlord relationships, with a demonstrable record of portfolio retention and growth.
Highly organised with the ability to manage multiple instructions, tenancies, and renewals simultaneously without compromising on detail or compliance.
Self-motivated and proactive with a strong work ethic, entrepreneurial mindset, and a genuine commitment to service excellence.
Proficient in CRM software, property management platforms, and property portals.
Professional presentation and demeanour befitting a premium, client-facing role in Mayfair.
Full right to work in the United Kingdom.
These are not mandatory, but will be viewed positively in the context of the role and our client base:
ARLA Propertymark qualified (or actively working towards qualification).
Experience managing premium or HNW landlord portfolios in central London.
Additional language skills (particularly Arabic, Turkish, or Spanish) are a significant advantage given our international tenant base.
Experience with corporate relocation lettings, diplomatic tenancies, or serviced accommodation.
Existing professional network of landlords or property contacts within London’s prime market.
Knowledge of AML (Anti-Money Laundering) regulations and compliance requirements within the lettings sector.
Experience with property management software platforms.
Full UK driving licence.

You are motivated by progression, seeing a clear path from Negotiator to Senior Negotiator, Associate Director etc.
You hold yourself to high professional standards and take pride in delivering a premium, discreet service.

This role is based from our Mayfair W1 headquarters, one of London’s most prestigious addresses and a natural hub for private clients, family offices and international investors. From here, you will cover Mayfair and wider prime central London, including Knightsbridge, Belgravia, St James’s, Marylebone and other core sub-markets.
The role is office based, reflecting the importance of collaboration, in person client interaction and proximity to key stakeholders. Naturally, flexibility is required for viewings, meetings and events across London, and you may be asked to travel internationally from time to time in connection with specific clients or projects.
